Valley Central Shoppes in Lancaster Achieves Targeted Occupancy and Rent Growth with Successful Leasing and Center Improvement Programs; Insurance Company Fixed Rate Loan Repatriates Purchase Equity with Loan Attractively Priced for Long-Term Stability
Gantry, the largest independent commercial mortgage banking firm in the U.S., has secured a $31 million permanent refinance for the Valley Central Shoppes at 44410–44690 Valley Central Way in Lancaster, a far North Los Angeles County suburb anchoring the region’s Antelope Valley submarket. The 174,000-square-foot inline center is a component of a master-planned retail power center cluster and shadowed anchored by a Walmart Super Center and a Food 4 Less grocer. The strategic location features convenient regional access in the heart of Lancaster’s Valley Center Way retail district with frontage on the SR-14 (Antelope Valley Freeway), the region’s primary North-South corridor providing connectivity to the greater Los Angeles region.
Following the property’s acquisition in late 2025, sponsorship moved rapidly on a strategic value add program, resulting in a new lease with Boot Barn to backfill vacant space and renewal agreements with other key tenants. Additional center anchors also include Staples, Marshall’s, Five & Below, and Planet Fitness. Other tenants feature a range of restaurant, beauty, health and wellness, and professional service retailers including Starbucks, Jersey Mike’s, Black Angus Steakhouse, Ulta, Sally Beauty Supply, Lenscrafters, Calidental, America’s Tire Company and additional entertainment, restaurant, and necessities retailers.
Gantry’s Tony Kaufmann, Principal, Jake Davis, Associate, and Ramza Zeiter, Associate, with the firm’s San Francisco production office represented the borrower, a private real estate investor. The 10-year, fixed rate, non-recourse loan was secured from one of Gantry’s insurance company correspondents. Gantry will service the loan for the lender.
According to Gantry’s Tony Kaufmann, “Gantry’s exclusive network of insurance correspondents continue to deploy allocations for permanent debt on quality neighborhood and power center retail. In a market cycle defined by volatility and disruption, their time-tested programs are attractive for long-term stability and rate certainty. The sponsor for Valley Center Shoppes acquired the asset late last year and immediately embarked on a strategic value-add program, successfully backfilling vacant space through a new lease with Boot Barn and shoring up rent rolls moving forward with a series of renewals. Our team was able to align the updated rent roll and revised debt service bandwidth with a permanent loan that retired existing debt, repatriated equity from the recent acquisition, and stabilized finance to forward performance, positioning the asset for a legacy hold investment plan.”
