Gantry, the largest independent commercial mortgage banking firm in the U.S., has arranged $16,000,000 in fixed-rate financing for One Polaris, a three-story Class-A office building located in Aliso Viejo, CA. The property comprises of ~75,341 rentable square feet and is part of a four building office park.
George Mitsanas, Principal, Peter Hillakas, Vice Principal, and Chandler Hogue, Associate, of Gantry’s Los Angeles office, arranged the fixed-rate financing on behalf of the borrower. The 30-year loan was placed with one of Gantry’s correspondent life insurance company lenders. Gantry will also service the loan.
According to George Mitsanas, “Working on an exclusive basis, we showed our loan request to a wide variety of fixed-rate lenders including insurance companies, banks and CMBS. We required flexibility to allow for future development on the subject property. In the end the best source of capital was one of our life insurance company lenders. Over the years we have closed in excess of several billion dollars financing transactions in Orange County.”
